Job Description: Design/Build Fire Protection for Historic Stone House

Cherokee provided design, project management and construction administration services for the design/build activities centered on the installation of fire suppression and fire alarm systems (including fire detection) at the Historic Stone House, on the Manassas National Battlefield Park in Manassas, Virginia.

This project entailed the complete demolition of an existing fire alarm system and the installation of a new zoned fire alarm system, capable of providing remote alarms to a local monitoring agency as well as the National Park Service’s (NPS) National Capital Region’s central monitoring desk. Furthermore, the design included a complete wet-pipe (antifreeze) sprinkler system installed in the basement, first and second floors and the attic.

The major challenges of this project were the lack of a suitable water supply to the structure and the concealed installation of the fire suppression piping. Pressurized bladder tanks were installed to ensure that sufficient water was available to control a fire until such time as the local fire department can arrive to commence firefighting activities. Installation of the sprinkler piping required removal of the historic flooring, structural evaluation of the 150-yr old joists and plaster repairs.

All aspects of the project required compliance with National Fire Protection Association (NFPA) codes and standards for sprinkler systems, fire alarm systems and the protection of cultural property, as well as the directives of the NPS Authority Having Jurisdiction.
